What makes a good conveyancer? Key qualities clients should look for

One of the most common things I hear from clients is frustration with their previous experience of conveyancing – particularly around lack of communication, delays, and feeling as though their matter is being handled by a system rather than a person. In reality, most property transactions follow a similar legal process, but what makes the difference is how that process is managed, explained and progressed. For me, conveyancing is not just about completing legal formalities. It is about guiding clients through what is often a significant and sometimes stressful life event, managing risks along the way and making sure clients feel informed and supported from start to finish. Clear communication is central to this. Clients should understand what is happening, why this is happening and what to expect next. When all this is in place, the process becomes far more manageable. Lack of communication on the other hand is something that often creates unnecessary stress. Attention to details is equally important. Property transactions often involve many documents and checks, and small issues can sometimes have significant consequences if they are overlooked. Careful review, identifying potential problems early (and dealing with them proactively) is essential whether the transaction is straightforward or more complex. Delays are another common concern, and they often arise not because of the legal process itself, but due to a lack of co-ordination or follow-up between the parties involved. Kepping a transaction progressing requires a proactive approach and willingness to take ownership of the process rather than simply reacting to it. Whilst many transactions are relatively straightforward, issues can and do sometimes arise unexpectedly. Experience and judgement are key here, and ability to deal with complications calmly and effectively without losing momentum where things are otherwise progressing smoothly. A more personal approach also makes a significant difference. Clients should know who is acting for them, who is assisting, and they should feel comfortable asking questions (and knowing that their conveyancer is available and is approachable) and have confidence that someone is taking responsibility for their matter. Consistency and continuity are often what build this trust. Ultimately, buying or selling a property can be a pressured experience, particularly where there are chains, deadlines or unforeseen issues. Having someone who can provide reassurance and clear advice throughout can make all the difference. There is no single “right” way to approach conveyancing, but the quality of service has a direct impact on both the experience and the outcome. Whether a transaction is straightforward or more complex, having a conveyancer who is communicative, thorough and proactive will always make the process smoother and more manageable.
